Lithia Lofts (the first building under construction) has an anticipated move in for around late winter into spring of 2023. There are 46 units in this building.
Riverside Residences and the Townhomes have an anticipated move in of summer of 2023. There are 124 units in Riverside Residences and 7 Townhomes.
You must be 18 years or older to rent an apartment. To qualify as a tenant, you must meet a variety of income, criminal, and credit requirements. A review of your financial obligations and verification of your employment and income status will take place. Your criminal background records, along with an investigation of your eviction history will also be done. A copy of your consumer credit report will also be processed. Your application can be denied if you fail to meet any of these requirements.
Tenants are required to sign a 12-month lease. After the 1st year, tenants that are eligible for renewal are offered the option of converting to a month-to-month lease (additional charges apply to this option) or renewing for an additional 12 months. Short term leases are not available.
Cats and dogs are allowed. Two per unit is the maximum and an additional deposit and rent payment per pet is required. Please be aware that dog breed restrictions do apply. Reach out to the leasing office for details.
Yes. 1840 Brewing is located on the ground floor.
Yes, it is required. An electronic PDF or paper copy of the declaration of your policy must be presented to management on or before lease signing and for each subsequent policy renewal period.
Security deposit, 1st months’ rent, any pet deposits and rents, along with renter’s insurance and proof of pet vaccinations are due at the lease signing. If these amounts/documents are not received, tenants are unable to move into the apartment.
Rent is due in full on the 1st day of each month. If rent is received/postmarked after the 5th of the month, a $50.00 late fee will automatically be charged to your account per the terms of your lease. Rent can be dropped off at the office or placed in the drop box located outside of the office. Making payments through the AppFolio on-line portal is encouraged.
Cash is NOT accepted. Checks or money orders are accepted at the leasing office. Once your AppFolio tenant portal is activated, you can make and schedule recurring online payments. Please review the fees for the types of payments made online as stated on the AppFolio payment page.
